Selling your home is one of the most important decisions you will make in your life. How much is your home worth in the current market? How long will it take to sell? How do you know a buyer can afford your house and is not just wasting your time? What do you do if you get a low or otherwise undesirable offer? How do you get the maximum value for your home within a timeframe that suits you? This is a complicated process. How will you get through it confident in the knowledge that your best interests are the only consideration in the sale of your home! 

Your decision regarding which Realtor to choose to guide you through the process may well be the difference between a financially rewarding and stress-free move and one that makes you feel anxious and uncertain. You want to know that your realtor is working for you and that he is doing his utmost to get your house sold for the maximum price that the market will bear. 

As a leading Realtor in the Oshawa, Whitby and Clarington areas for the past 25 years, it is my job not only to guide you through the complicated process of pricing, marketing and selling your home, but also to create an advisory or consultative relationship with you that educates you and keeps you informed as we move through the selling process.

The current market is a balanced one. We were fortunate to experience a very active Sellers’ market in the early 2000’s but have moved to a more balanced market where Buyers are more educated and have become better negotiators. This does not mean that the houses are selling for any less than they have over the past few years, but that my skills at negotiating the best price for my clients are being constantly tested. My main goals, again, are to price your home fairly, to market it aggressively, and to sell it with a minimum amount of stress at the maximum value.






The selling process begins with establishing a fair asking price. A “Comparison Market Analysis” is a process of researching the homes currently for sale, recent sales and recent homes that were listed but not sold. This is the exercise we use to establish a competitive selling price. I will complete this analysis for you free of charge, and together we will determine a fair market value for your home.

In any market, more buyers viewing your home results in more money in your pocket. The detailed marketing program I have developed is designed to capture Buyers’ interest and excite them about your property. I will advertise your home online, in print and through my exclusive “Jump Start” marketing program. This marketing “net” attracts buyers locally and internationally, but most importantly it is your direct link to Toronto buyers. The online marketing platforms on which your home will appear include Yahoo Real Estate, Microsoft MSN, HomeAdvisor,, Agency logic and Google. To illustrate the effectiveness of advertising online, one of my recent listings has had over 3,000 internet hits in less than 30 days.

Once we have decided to work together we will walk through your property. I’ll advise you how to present your property to maximize its selling price. With the right price, and a great look your home will sell more quickly for more money. The old adage, “Location, Location, Location” is no longer applicable in today’s market. “Price, Condition, Location” better describes the required selling features in the current market.

This marketing of your home starts immediately after you decide to list your property with me. I begin by notifying by e-mail all the buyers who I am helping to find their ideal home. Included in the e-mail is a copy of the virtual tour of your home.

In real estate sales, contracts are the way we move from a “For Sale” to a “Sold” sign. For most Sellers, contracts can be intimidating and hard to understand. An offer on your property is a contract. Once we receive an offer on your home, my goal is to walk you through the process to ensure that you understand what you are being offered, that you are comfortable with the decisions you make regarding the offer, and that you are very clear on what you are signing. Educated clients make better decisions and in the end are happier with their decisions.
