One of the questions I have been getting more and more as the market shifts is, "what is happening specifically in my area and price range?" As a way of helping to inform my clients I have created what is called an Absorption Rate Chart.

The easiest way to describe this chart is to do so by way of asking a few questions: I think my home is worth in then $275,000 - $300,000 range. How many homes in this range have sold over the past month? How many are available for sale? What is the length of time that they are taking to sell?

This chart answers all of the above questions and can be used either by a Seller who is gathering information on their current property or by a Buyer who is curious as to how many homes are available and how fast they are selling.

The current market is a balanced one. We were fortunate to experience a very active Sellers’ market in the early 2000’s but have moved to a more balanced market where Buyers are more educated and have become better negotiators. This does not mean that the houses are selling for any less than they have over the past few years, but that my skills at negotiating the best price for my clients are being constantly tested. My main goals, again, are to price your home fairly, to market it aggressively, and to sell it with a minimum amount of stress at the maximum value. 

The selling process
The selling process begins with establishing a fair asking price. A “Comparison Market Analysis” is a process of researching the homes currently for sale, recent sales and recent homes that were listed but not sold. This is the exercise we use to establish a competitive selling price. I will complete this analysis for you free of charge, and together we will determine a fair market value for your home. 

In any market, more buyers viewing your home results in more money in your pocket. The detailed marketing program I have developed is designed to capture Buyers’ interest and excite them about your property. I will advertise your home online, in print and through my exclusive “Jump Start” marketing program. This marketing “net” attracts buyers locally and internationally, but most importantly it is your direct link to Toronto buyers. The online marketing platforms on which your home will appear include Yahoo Real Estate, Microsoft MSN, HomeAdvisor, MLS.ca, Agency logic and Google. To illustrate the effectiveness of advertising online, one of my recent listings has had over 3,000 internet hits. 

This marketing of your home starts immediately after you decide to list your property with me. I begin by notifying by e-mail all the buyers who I am helping to find their ideal home. Included in the e-mail is a copy of the virtual tour of your home.  

Once we have decided to work together we will walk through your property. I’ll advise you how to present your property to maximize its selling price. With the right price, and a great look your home will sell more quickly for more money. The old adage, “Location, Location, Location” is no longer applicable in today’s market. “Price, Condition, Location” better describes the required selling features in the current market.  

In real estate sales, contracts are the way we move from a “For Sale” to a “Sold” sign. For most Sellers, contracts can be intimidating and hard to understand. An offer on your property is a contract. Once we receive an offer on your home, my goal is to walk you through the process to ensure that you understand what you are being offered, that you are comfortable with the decisions you make regarding the offer, and that you are very clear on what you are signing. Educated clients make better decisions and in the end are happier with their decisions.

Selling Your Home >Selling and Lock Boxes

Having your house on the market involves a certain invasion of your privacy. Real estate agents will be previewing it and showing it to buyers with some regularity. While you want to make your home reasonably accessible to the real estate professionals and their prospects, you don't want to run the risk of stepping out of your shower just as a broker is ushering in buyers.

In many areas real estate agents use a handy little tool of the trade called a "lock box". When a property is occupied, the agent first calls to let the owner know when they will be coming by. If no one is at home, the agent can get into the house with a key stored in the lock box.

The other extreme of accessibility is to require a day's notice before a showing, and to insist that your real estate agent be present at each one. This will eliminate a lot of the inconvenience to you, but it may also eliminate a lot of showings of your house. Whatever arrangements you work out, keep in mind that the easier you make it for real estate agents to open and show your home, the easier it will be to sell it quickly.
